LJ Hooker in Ulladulla manage around 60 holiday rentals and you would be lucky to find an available weekend before February.
"We don't have anything available," LJ Hooker Ulladulla officer manager Chelsea Gadaleta said.
"Especially the week from December 26 to January 2, we've been booked out for months.
"We just listed two properties in the last week so they just might have some availability."
Simone Scoppa, a travel expert from online booking site Stayz said demand for holiday homes in the Shoalhaven for Christmas was hot
"[There is] only 20 homes to book across the region from Christmas week between December 23-28," Ms Scoppa said.
"Jervis Bay only has 5 homes left to book, Lake Conjola and Ulladulla one home each and Mollymook is sold out completely."

Traveling in a family bubble had been a big trend for 2020.
"We see many families travel to the region as we have loads of homes traditionally on Stayz that are multi bedroom and can accommodation large families or groups of families and relatives staying together," Ms Scoppa said.
"Holiday homes have also been popular since travel restrictions opened up in the region, with travellers looking for accommodation options where they didn't have to share facilities like pools and breakfast buffets with other families like they might traditionally do in hotel accommodation."
If you were wanting to book accommodation on Airbnb in the Shoalhaven for a family of four over Christmas there were just 44 accommodation options.
In comparison, if you were to book for March there were over 300 properties still available.
One of the cheapest still available on Airbnb was a two bedroom waterfront cottage in Basin View for $307 per night. On the high end was a Beachfront house in Callala coming in at $1,700 a night.
Already in early November, Shoalhaven City Council's Holiday Haven parks were almost fully booked for the Christmas peak.
"The majority of the parks are pretty much at capacity in their cabins for nearly every weekend between now and March," Holiday Haven marketing coordinator Matt Del Turco said.
"We do have a little bit of availability mid-week but leading into Christmas peak season I believe all but three parks are fully booked for the peak season."
