The home, located at 15 Shipton Crescent, Mollymook has a price guide of $6.5 million.
Set on 1164 square metres, it's located on the southern side of Mollymook and backs on to Collers Beach.
The original four-bedroom house was featured in Home Beautiful magazine in the '90s. It was extensively renovated in 2008.
According to CoreLogic, the home previously sold in 2016 for $2,360,000.
Selling agent, Ben Pryde from Raine and Horne Mollymook/Milton said the current owner had largely left the home intact, making minor improvements.
He said the gains made on the property in the ensuing five years were indicative of the "hotly contested" Mollymook market.
Mr Pryde said the home itself was a "real casual, laid-back beachhouse with this amazing Ironbark deck".
However, he said the location and views were the property's biggest selling points.
"It's in the top half-a-dozen properties up and down the South Coast, as far as views, access to the beach and size of the land fronting on to the absolute beachfront," he said.
"The views are just extraordinary... And you've got this private little staircase, that you just kind of float on down to the sand. It's very impressive."
If the home achieves its price guide, it will smash the sale price record for Mollymook.
The residential sales price record for the suburb is believed to be $4,450,000, set in 2019.
The sales price record for neighbouring suburb Mollymook Beach is believed to be $4,425,000, set earlier in 2021.
"It's one of those unique properties," Mr Pryde said. "A lot of people are asking, 'can you give us some comparative property sales?'
"And I just say, 'they don't exist. There's probably only half-a-dozen of these properties up and down the coast, and they're generally tightly held'."
Mr Pryde said there had been "phenomenal" interest in the property, with prospective buyers from overseas, Sydney and country NSW.
Mr Pryde said given the high level of interest in the home, there hadn't been an auction date confirmed, but he expected it to go under the hammer within a fortnight.
All four bedrooms offer ocean and coastline vistas.
Other features include a study, double garage, open plan living with high ceilings, private in-ground pool and three bathrooms.
